The Kira

The Kira consists of a 21-story building located on Jamaica Avenue between 153rd Street and Parsons Boulevard in downtown Jamaica, Queens. The Project consists of 139 residential units set aside for households earning no more than 40% and 80% AMI. It was developed using the NYS SHOP and NYC HPD VIH programs. This program uses private activity tax exempt bonds and subsidy to leverage low income housing tax credit equity to create low income housing.

SMJ successfully negotiated the acquisition of the site and the relocation of 5 commercial tenants to prepare the underutilized site for development. This effort yielded a 13,000 SF site with approximately 100,000 ZSF. Along with the residential units the Project will also include 6,000 SF of retail at grade.
